About the Germantown, Tennessee Area

Nestled in east Shelby County is the picturesque City of Germantown, Tennessee; an affluent community notorious for its civic pride, cultural arts, award winning schools, upscale quality living, fabulous recreation facilities, and parks

Germantown was incorporated in 1841, making it possible for its’ over 40,000 residents to maintain lower taxes while enjoying the amenities of the big city of Memphis, its neighbor to the West. The Interstate and Poplar Avenue provide easy access for Germantown residents working in Memphis or the surrounding areas. In less than 25 minutes, Germantown residents can enjoy a fun time on Beale Street or a ride down the Mississippi River.

Germantown takes pride in their independent Germantown Library, Germantown Athletic Club, and Germantown Performing Arts Center (GPAC), which are all located within a few blocks of each other. The GPAC spotlight is known for its ability to attract world-renown performers. It also serves as home to the Germantown Symphony Orchestra and Chorus and the Iris Orchestra.

The City of Germantown has long been known for its love of horses and at no time is this more evident than during the Germantown Charity Horse Show event. Beautifully, designed statues of horses can be found in the landscapes of businesses to memorialize this extravagant event. Horses and Riders, in their finest attire, compete in this gala. The communities’ love of horses is evidenced in the name of the open air Saddle Creek Shopping Center, where one can stroll through the unique and upscale shops and experience fine dinning.

Germantown citizens are quick to point out they have the lowest crime rate of any city its size in the state of Tennessee and the police and fire departments have an average emergency response time of about five minutes. A park can be found within one mile of most Germantown residence. Germantown is one of the only 29 cities in the nation that can take pride in its triple-A Bond rating from both Moody's and Standard & Poor. This prominent town has the highest per capita income of all municipalities in Shelby County, according to the 2000 United States census.

For tranquil easy living make this safe, hustle and bustle free Germantown community your home.

Real Estate Tips
Accepting An Offer >Negotiating Factors

Negotiations for the sale of a home can be affected by emotional factors. For example, it is easy to be offended by someone who is making an offer on your property. Even if the buyers love your house, they are trying to negotiate the best possible price and terms. They probably will not let you know how much they want your home until they have negotiated a purchase agreement.

Buyers almost never write offers that please the sellers entirely. Offers and counter offers may be traded back and forth over days or weeks. Terms of the sale will be discussed and deadlines will be set. When there is finally a meeting of the minds, both sides may feel relieved but exhausted by the process. One of a real estate agent's most important jobs is to act as the intermediary during such negotiations. With your agents knowledge of financing, negotiation procedures, and the tax laws affecting real estate sales, agents come up with creative solutions to the challenges that may arise.
